CONSTRUCTION MANAGEMENT
Construction Management is the management of activities over and above normal architectural and engineering services conducted during the predesign, design and construction phases that contribute to the control of time and cost.

The three contractual relationships for Construction Manager are:

  1. Construction Manager Acting As An Advisor With No General Contractor: When you use this approach without a general contractor, you are hiring a construction manager on a fee basis to assist you in acting as your own general contractor. You sign the contracts with all subcontractors. This approach works best if you are a knowledgeable and experienced buyer. If not, you should select a construction manager in whom you have complete confidence.

  2. Construction Manager Acting As An Advisor With A General Contractor: This approach is usually used when the project is complex, very large or the owner puts a high priority on getting a top quality job. The owner does not need experience and knowledge of construction if he chooses competent team members.

    The Owner selects a construction manager and architect/engineer to act as a design and support team to assist, advise, and inspect during the construction of the project. One or more general contractors are chosen to build the project by negotiation, select bid, or hard bid.

  3. Construction Manager Also Acting As General Contractor - also known as AT-RISK Construction Management. The construction manager advises you during the planning and design phases and also guarantees maximum price, quality of work and completion date. This method has fewer checks and balances. Use only when you have complete confidence, trust and an excellent relationship with your consruction manager.
